Project Overview

The Sky Villas Project involves the construction of a 30-level high-rise tower supported by a deep foundation and excavation shoring system. The tower’s foundation consists of 800 mm cast-in-place bored piles extending to approximately 35 meters, ensuring secure load transfer into competent strata.

The site’s soil profile includes soft sandy clay overlaying a dense sand layer, requiring careful consideration of settlement and strength characteristics during design. Since the groundwater table lies below the final excavation depth, only minimal dewatering was required.

Excavation for the basement reaches 5.5 meters, supported by a retaining system of 600 mm spaced bored piles. To enhance lateral stability and control wall deflection, the shoring wall is reinforced with a row of prestressed ground anchors. Throughout construction, monitoring of anchor loads, pile wall movement, and excavation progress ensured safety and compliance with engineering standards.

Key Project Highlights

  • 30-Level Tower Structure:
Supported by a robust deep foundation system.

  • 800 mm Bored Piles (35 m Depth):
    Forming the primary load-bearing foundation.

  • 600 mm Shoring Piles:
Installed at regular spacing for retaining wall support.

  • Prestressed Ground Anchors:
Designed to provide horizontal restraint and limit wall deflection.

  • Soft Clay & Dense Sand Soil Profile:
Engineering design adapted to contrasting soil behaviors.

  • Minimal Dewatering Needs:
Groundwater table remained below excavation depth.

  • Safe, Controlled Excavation Stages:
    Continuous monitoring ensured structural stability.

Project Challenges Engineering Solutions
Variable Soil Conditions (Soft Clay Over Dense Sand) Deep Bored Piles (800 mm, 35 m Depth) Designed for Load Transfer into Competent Layers
Basement Excavation Depth of 5.5 m Requiring Reliable Lateral Support Shoring Wall Using 600 mm Spaced Bored Piles for Excavation Retention
Need to Control Lateral Earth Pressure and Wall Deflection One Row of Prestressed Ground Anchors for Horizontal Restraint and Wall Stability
Monitoring Requirements During Construction for Safety and Compliance Continuous Monitoring of Anchors, Pile Wall Deflection, and Excavation Progress
Potential Localized Seepage Despite Low Groundwater Table Contingency Dewatering Measures Prepared for Unexpected Water Ingress
