Project Overview
The Water Front project involves the construction of multiple villas along the Congo River, where varying soil conditions and proximity to water necessitated a deep foundation solution. Each villa is supported by 600 mm cast-in-place bored piles reaching depths of around 14 meters, ensuring reliable load transfer into competent strata and minimizing settlement.
The subsurface consists of brownish soft sandy clay over dense yellowish sand — two layers with different compressibility and strength behavior. These conditions were carefully addressed through geotechnical design and controlled pile execution. A shallow groundwater table, influenced by the nearby river, was also considered to maintain stability during construction.
This deep foundation system provides long-term structural durability and serviceability, making it suitable for permanent riverfront development.
